Housekeeping for short lets in Florence
Turnovers between guests, with documented quality control flat by flat.
We currently look after 133 apartments. The constraint here is not cleaning well: it is cleaning well by eleven, because at three someone arrives who has paid and who will leave a review. A forgotten flat is not a complaint, it is a lost star for good.
Every morning the day is assigned flat by flat, with the guest’s arrival time where there is one. Operators open and close each flat from their phone: we know who went where, at what time, and how long they stayed.
Then the team leader comes through. She checks the flats one by one and grades them: cleared, or to be redone. A flat sent back is redone the same day, not the next. It is that check, not our word for it, that decides whether the job is finished.
The owner or manager gets the day’s report: which flats, who went in, how long, the outcome of the check, and anything flagged. A blown bulb, a leak under the sink, damage that was not there last week.
The turnover between guests
Checkout at ten, check-in at three: the whole job sits in between. Bathroom and kitchen done properly, full linen change, beds made, surfaces, floors, restocking whatever gets used. The team knows how many flats it has and in what order, because the wrong order means a flat still closed while the guest is already on the street.
The quality check that closes the job
No operator declares their own work finished. The team leader comes through, opens the flat and grades it. Anything below standard goes back in the queue the same day. That is the difference between a company that promises quality and one that has a precise moment when quality is checked by somebody else.
The daily report to the manager
At the end of the day the manager sees the list: which flats, who went in, at what time, how long it took, the outcome of the check. Anyone running thirty apartments knows what it is worth not to have to ring up and ask whether number 12 is ready.
Linen, stock and faults reported
We handle the linen change and restock the agreed supplies. And we report with photos anything we find broken or missing, on the day we find it: it is the only way to know whether damage belongs to the guest who has just left or to the one three weeks ago.
For owners, managers and property managers
We work both for people with two flats in the centre and for those running thirty on behalf of others. In the second case the report does two jobs: it lets the manager work, and it lets the owner see that the manager is working.

The city of Florence, the province, Prato and Pistoia. Teams leave from via Ferrarin, out on the plain, and that is why a night job at Osmannoro costs what it costs.
